Hello, my name is Gerry & I have exactly the same issue with the Unique 27-D-40 sash balance & have been unable to find a suitable replacement. A local window business ordered me what was supposed to be the new replacement part, but the springs are longer and the cords keep breaking. They will not warranty them and four have broken over a six month period.

Before we begin, is there any way you can send us some photos of the part in question? This will help us narrow down the possible choices in replacement parts for you.

Thx for quick response Mike. These pics are of a good sash balance part # 27-D-40 (28" in ) from another window.

I am afraid the Unique window company has been out of business for some time, but we are still able to help. You will need a custom S785-28 channel balance with our 62-105 hook attached to cord. The option you will choose is the 2740 which corresponds to your stamp of 27-D-40.
