I am looking for replacement mortise lock assembly for above door . I don't see the exact on on your website .. attaching picture for reference . 10" long double lock . I am a DIY 'er so any help in obtaining this part is appreciated .

Hey Tom. This looks like an 82-265 Mortise Lock. Go over the dimensions to confirm. For a new accompanying keeper, see the 82-249.

I bought the mortise lock 82-265 but the keeper on the door is not as thick as the one you noted. Mine is 3/8 thick where the one you suggested as the mating keeper is 1/2". The lock does not engage properly and the door can still open so I am assuming that could be part of the problem too. Thoughts? Also I think I need a new door handle as well. The locking mechanism on the door is not working properly it sticks and does not engage mortise properly. Attached a few pictures but mine is 9-1/2 " top to bottom . Hole center is 4".

Sometimes with older keepers for this mortise lock, we find they don't have enough depth to interact with the locking latches. Packing out the keeper might fix this problem. As far as the handle set, I'd first be absolutely sure the mortise lock is installed correctly and operating right; try manually flipping it with a slotted screwdriver. If all seems okay and the handle set simply isn't working right, see our 82-086 for a replacement.

Mortise lock seems to operate correctly with just flathead screwdriver. Do you offer just the locking mechanisms in the door handle or do I have to order the entire handle assembly. Seems a shame to throw away a perfectly good handle.

I will try packing out the keeper first before ordering new one.

If you're just referring to the thumb lever or key lock, see our 82-107 as well as the 82-315. Before you even replace these however, one thought is that the tailpieces on both the thumb lever and the key lock might be touching at the center of the keyway, thus causing friction. You might want to see if you could slightly cut your old ones down. See this article here.
