I need balances and top latches 

I believe they are 3'x5' single hung windows

Hi Frank,

The balance assembly you have can be replaced with our Series 795 Channel Balance. To confirm the exact balance, I'll need to know the length of the metal channel as well as the stamp etched into the channel or the exact weight of the sash, if there isn't one.

These balances are assembled with the 15-195 1-1/4" T-Lock Shoe but you'll need to remove your existing shoe to confirm the width of the T-shape and that the metal cam is closed off on the back of it. 

You'll also need the 26-200 Balance Screw Plug for the installation since the hole at the top of the window is square in shape. Take a look at our video tutorial below for reference. If you would prefer to have the hook installed, these will need to be custom assemblies.

In regard to the tilt latches, the 26-243 and 26-244 Tilt Window Latches should work for your repairs. Be sure to look over the dimensions to confirm they're the correct fit.

i was able to remove one of the balances and they are 27" long with the number 27B stamped into them. I will upload some pictures. I know believe that I just need the grey plastic bottom attachment pieces that attach the sash to the balance.

Thanks for confirming. It will not be necessary to upload additional photos.

You can use the S795-27 Channel Balance with a 27B stamp option. If you believe only the shoe needs to be replaced, they are sold separately from the balance. You'll just need to compare yours with the one recommended, as mentioned above.
