Coil Spring and Mounting Bracket Questions

A landlord from Renton, WA says:
Hello Swisco Technical Support: I have a Cascade Design (CDI) single hung window with a broken coil housing pivot. It appears to have the number "6" imprinted on the spring so I assume its rated for 6 lbs. The sash weighs about 17 lbs. The springs appear to be in good shape, but should I order new coil springs 5180-6 from you? I need to 2 in each coil housing 15-086 and 15-087. I was not sure if your coil springs are prelubed or if I should attempt to lube my springs and with what lubricant. Also, both mounting brackets tore from the window frame when the panhead screws came out. Should I used oversize screws or do you sell a frame repair kit? I thought of filling the hole with epoxy and then install the correct size screws. Your answers would be greatly appreciated.

You can reuse the coil springs if they are not damaged. No need to lubricate them since they are stainless steel springs. For the the 16-024 mounting bracket, I suggest using a longer screw that will reach back to the wood frame behind the vinyl track. I think from the tension of the springs when raising the and lowering the sash might force the screw out of the epoxy repair.
