Help with Better Built window balances

A handy person from Savannah GA says:
Hi, Need some help please. Original metal Better Built windows installed in our new house 1997. Notice that one window has two and another has one spiral balance staying down when the window is opened (use clamps in channel to keep open. Took one out and the lubrication on the spiral is dried up and not allowing the window to go up and down freely. By the photos attached I'm thinking opening the windows with that dry lube caused the end with the pin in it to be pulled out of it's seat and drop. Not a window guy so I'm guessing. Do I need to clean and relube or need to replace them. Has a black tip, 29" long and 3/8 dia. Thanks Adrian Sorry about the NOT attached photos

After you lubricate the spirals, you need to charge the balance by turning the spiral about three or four times. You should feel tension build as you turn. Our 75-004 tool makes it easy to charge. If you do need new balances, consider our S400-29. Depending on the weight of the sash, you will need to decide the color tip. I would recommend Red for sashes weighing 10 through 22 pounds and Green for 14 through 26 pounds.
