The issue you are experiencing is due to the worm gear in the center of the operator being stripped. That said, you'll need to replace the entire mechanism.

It can be replaced with either the 39-031 EntryGard Dual Arm Operator or the 39-155 Caradco Window Crank. You'll need to carefully compare the dimensions below (especially the link arms) to confirm which of the two is the correct replacement.
