I need a new mortise lock for my ReliaBilt 311/312 door

The 2 point mortise lock on our door needs to be replaced. We've had this door for 3 years, and with the part the repair guys keep getting us from Lowe's this will be the 4th replacement. The screws on the handle are 4" apart, the screws on the faceplate are 11" apart (keeping the lock on the door), and 3" (keeping the faceplate on the lock). The door is fine, the handle is fine, but the lock needs to be replaced. You can see the top hook doesn't retract with the thumb switch. Do you need more pictures/ information? I didn't want to take the whole lock apart if I didn't need to, but I can if it helps.

If the mortise lock is all that's broken, then see our 82-265. This may work as a replacement. Look over our dimensions and see what you think.

You will very likely need a new keeper also.
