I forgot to include the spacing between the alignment holes. Between the top hole and second is 1 1/4 " on center . Between the second and third hole is 1 1/2 " and between the third and bottom hole is 1 1/4 " all measurements are on center.
Thanks for reaching out to us. It sounds to me like you have a problem with your mortise lock, not least of all because it fell in your door. It sounded like it was broken from the offset.
I'd be happy to help, but seeing the hole pattern for just the handle is unfortunately not enough at this stage. I would need to see the hole where you actually install the mortise. Would that be possible?
In the meantime, my best guess is the 82-218. This part can fall in the door during replacement so if that's what happened to you, this is probably the guilty party. I'd recommend that you review its specs to see how well they match the hole size and spacing in your door. We also have an installation video that you may find helpful.
Thanks for your reply. I hope this answers your questions. First I'll provide the pictures you asked for but then I have two questions.
The spacing on the face plate hole to hole is approximately 5 1/2 " and between the holes where the lock would attach to the plate is 3 3/4 " As you might have noticed I did get the original mortise lock back out of the frame by taking the door off, blocking the channel and standing the door upside down. But that just takes me back to when I lost the lock down the channel. It will not come out of the hole!
I tried foe over an hour but something is sticking out from the right side of the lock and preventing it from fitting out so my plan is to just go ahead and get the new lock and just drop this one into the door unless you have a better idea.
I also included a pic of the lever. Is this what it's supposed to look like or should it have something that extends into the lock to activate the catch? I have a feeling that something happened to this lever to start this whole problem.
I'm glad you got your mortise out, though this project has gotten a little more complicated. It's honestly a tough one. Looking at the opening where the mortise installs, I can tell right away that it doesn't match the mortise you actually have in the door. I would hazard a guess that someone used this part to repair your door in the past, but it wasn't strictly speaking the part the door was meant to work with. Hopefully that makes sense.
What I can tell you is that our 82-227 is a match for the original. This has the same design and presumably the same dimensions, so I feel confident it will fit on your door.
As for removing the original, I can't say. It should just come out, so the fact that it's stuck makes me worried that you may not be able to put the new one in properly. I guess you won't know for sure until you have it in hand and try it out. I do note that the internal frame of your door is slightly out of line with the external frame. You can tell by looking at the screw holes. Note how the internal frame is slightly visible there, and how its own screw holes don't line up. That may indeed be the issue at hand, but it's not easy to fix. If that does prove to be the main problem then you'll need the assistance of a professional.
Lastly, concerning the thumb lever, I can tell right away that yours is broken. It's missing the flat tail that engages with the mortise, so right now it's not doing anything. Our 82-106 ought to replace this, but look it over to make sure its measurements are the same.
