There are two latches, upper and lower. The upper will not move hence the need to lift the door when opening and closing.

I need a replacement part.

Great, thank you! I recommend our 82-265 mortise lock and 82-086 keyed handle set. We also have the non-keyed version, the 82-089. Look over the specifications for these parts and compare them with yours to see if they match what you need.
