The spring in the lock is no longer working. What do I need to replace and how?

Hello,

Thanks for reaching out to us! The issue you are having could be caused either by a damaged handle set, a damaged mortise lock, or both. You'll need to remove the handle set from the door to confirm this. 

Once you have the handle removed, if you can still toggle the mortise lock then the issue it likely with the handle set.

That said, I'll need to see clear photos of both pieces of hardware to ensure we are providing the correct part recommendation. For the handle set, I'll need to see the inside of it, as well.

When I turn the lock there is nothing happening. The spring is no longer working. When I went to lock it, I heard the spring break now when I twist it back-and-forth nothing happens. I have not taken it apart yet.

Okay, I understand. It sounds like the issue is very likely with the handle set but I cannot confirm that with certainty. As described above, you'll need to remove the hardware to determine what exactly needs to be replaced.

Given the position of the key lock on the exterior handle, you should be able to use the 82-030A Centered Keyed Handle Set. Your mortise lock appears to be the 82-259 SS Multi-Point Mortise Latch and Keeper.

I am confident these should be compatible with your door but you'll need to be sure to compare them to confirm.
