Thought I would have to replace window, UT now hoping I can repair. Builder-grade window from when house was new (2006). Lower sash. Clips are broken on top rail, the right spring is broken, and there is some kind of seal pulled out from the glass at the bottom of the pane. I'm hoping your expertise can compensate for my unfamiliarity.

Thanks for writing in to us! To identify the seal, I'll need to see an end profile view of it to see the shape and how it installs into the window.

Your coil shoe can be replaced with the 15-180 Coil Balance Shoe. I am confident this is the right replacement but take a look over the dimensions and compare them to confirm that this is the right fit. 

I've also tagged a few other pieces of compatible hardware below.

This coil assembly uses the Series 190 Coil Balance, which is secured to the shoe using the 33-073 #8 x 1/2" Truss Head screw. To determine the spring strength needed for your window, you'll need to double check the coil spring for any stamps/markings. If there are none, you'll need to obtain the exact sash weight. Then you'll you'll need to take that number and divide it by the number of coils in the window.

(For example, if your window ends up weighing 12lbs, you'd need (2) 6lb coils, one for each side of the window. So you would need the S190-640.)

In regard to the tilt latches, I suggest starting with reviewing and comparing the 26-243 and 26-244. If the dimension of your latch are not the same as those shown below, I'll need to know your exact dimensions, written out.
