Replacement counterbalances and tilt window locks

We recently purchased an older townhouse with a lot of these aluminum single hung tilt windows (30+).They're all in poor shape and need the counterbalanced replaced as well as the locks which hold the windows into place (they have some cheap plastic ones which break and we had a window fall out). I have no idea who the manufacture of these windows are and local window folks only seem interested in selling us replacement windows.

Are you able to identify the correct part(s) for these windows or can I provide any additional info?

Hey there!

Thanks for reaching out to us. It looks like your balance uses the 15-043 terminal clip to anchor to the pivot shoe. With that in mind, I recommend you have a look at the S770-29 with the 29B stamp option. The pivot shoe resembles the 15-015 but see if the specifications align with yours.

As for the tilt latch, can you show us a full view of yours?

None of the windows have the original latches. They have all been replaced by cheap plastic ones from one of the big box stores. These break too quickly especially with the sun beating down on them. Also, many of the latches are missing a "ledge" to lift the window up or down so I have to basically apply a forward pressure to open or close.

The latch in your third photo looks like it might be the original one unless I'm mistaken. In any case, the 26-193 and 26-194 appears to be our closest match. 

As for the latches that are missing a "ledge", are you talking about the tilt latches or the sash lock? Could you clarify what you mean by "ledge"?

The "ledge" I am referring to is used to open the window ... Something to grab onto. I'm attaching a photo of one where this ledge is on the center lock. Other windows have them on the right and left latch locks while most of the other windows, have nothing at all.

Also, finally, I'd like to replace the two parts in the 2nd attached photo (see circled)... The piece of metal in the track and that ribbed piece which I think is a vent lock of sorts (limits full opening of the window).

The vent latch circled in red is similar to the 26-148. In addition to the latches Emily mentioned, I also recommend you have a look at the 26-176 and 26-177 top to see if they might be a better match for the originals. As for the metal part, I'm afraid we aren't sure what that is. Are you able to remove it and show us? 

Additionally, it appears that your window was manufactured by Summit Window Company out of Washington State between 1994-1999. The metal flange under the lock is very unusual to act as a handle and I'm afraid we don't sell a match for it. We have the 26-116 lift handle that can be screwed on just below the lock or at the bottom of the sash. When drilling for holes, make sure you allow 5/8" to clear glass in the frame as you don't want to break or come into contact with the glass.
