Sash Latch

This type of latch is found on every window we have and some are "sticking" and jamming up. So, I have two questions: 1) is there active maintenance which should be done or 2) is replacement necessary? And if the latter, with what?

There are no markings of any kind on the windows installed by a developer around 2010. Without any id I cannot contact manufacturer regarding situation. Home Depot does not offer this type of latch on their list and local contractors choose not to respond. I'm not beyond replacing bad ones with something different IF THE NEW PARTS FIT THE EXISTING HOLE PATTERNS.

Hi there Detlef.

If the lock is sticking, we recommend checking the window for any obstructions or damage to the window keeper. The 90-252 latch mechanism and 90-253 latch cover are similar to what you show here though. Take a look and see how the specifications match up with yours.
