Window Balance Broke

I am selling my house, and almost every window has a broken part. This is the broken part. I do not know the name of the windows. I bought the house in 2013 and the house was built in 2008. They are all double hung windows that come inward. The windows just fall once they are let go. There is a metal U shaped piece of metal that has shot up on the inside of each window that is broke. I need help identifying this part. Thank you

Thanks for contacting SWISCO. This is a balance shoe like the kind that attaches to our Series 795 Channel Balances. If you are unable to keep your windows open then you need to replace your channel balances entirely. We can help you find the right replacement balances. Please remove the channel balances from the window and measure the length of the metal channel (but excluding any end attachments). Also, please look for any stamped codes on the metal channel. This will be helpful in identifying what you need. Thanks.

What would happen if I just replaced the broken part?

I'm afraid you can't, as your old shoe has a particular configuration--the deep groove down the front of the stem--that our replacement shoes lack. This means our t-shoes would be incompatible with your current balances. But additionally, I'm afraid that if you cannot open and close your windows properly, then your balances are likely broken, and the best thing to do would be to replace them.
