This is a very old style pivot bar that is not made anymore, but believe it or not you can use our 26-040 as a substitute. It's a totally straight bar instead of a "Z" shaped piece like yours, but that actually doesn't matter too much. It should still work the same.

Would I have to replace both sides in order for the window to work properly?

Yes, but I would recommend that anyway. Mixing and matching old and new parts generally leads to the new parts wearing out faster, since they have to pick up the slack for their partner.
