Hey there!

Thanks for reaching out to us. We'd be happy to help with this but we'll need more information. Can you show us a photo of the pivot shoe, preferably removed from the window? That will allow us to narrow down your options.

Here is the best pictures I can get of the shoe.

Great, thank you! The shoe shown here isn't something we sell but the 15-191 may be worth considering. The Series 160 are the compatible springs. Take a look at the specifications and see how they compare with yours.

Is there anything other than those metal coils style I can use for the balances? They have broken on every window in the building and I feel if I replace them it will happen again.

Appreciate your insight.

I'm afraid there isn't. The pivot shoe and your window are specifically designed to use coil springs. If the springs have all snapped, it could be that they were old or that the coil weights may be off. You can weigh the window sash on a scale and divide it by two to determine the proper coil weights.

For the coil. Is there a housing for it? I would like to purchase one set. The windows are 18lbs. Can you confirm what parts I need for 1 window to test?

If you want to use one coil spring per side, you could use the S160-09 9-pound coil spring. You'd also need the 15-150S single support.

If you want to use two coil springs per side, see the S160-03 3.5-pound spring and S160-05 5.5-pound spring. For this, you'd need the 15-150D double support.
