Window balance broke

A landlord from Northern NJ says:
Window cannot go up or down. Need to replace window balance. Please let me know the parts I need to replace both sides of the window?s balance. The window measures 35 x 45 (width x height) on the outside frame.

Based on your photos, you're showing a mounting bracket, and coil spring housing with pivot cam. See if you could use anything like our 16-024 and 15-087. For the actual coil, see our S180-8. Taking a closer look, it appears you may want to replace the coil because it looks damaged. You also want to consider replacing the coil housing because it looks worn down.
