Hi there! The part you're looking for is called a "channel balance" in the industry. Yours in particular is similar to our Series 795, but there are a few details we need to clear up before you purchase anything.

Right off the bat I can see that your balance uses a top hook to install in the window track. Our Series 795 uses a screw tab instead of a hook. That may be a problem because they are not interchangeable. Ordinarily this means we have to custom make a version of this balance that uses a hook, but there might be a sneaky way to avoid that if we want to. To confirm, I'd like to see a picture of the hole where that top hook installs. Its shape will confirm whether or not we have to have this custom made.

Next, I'd like you to remove an undamaged version of this balance and show me a picture of the bottom shoe. This shoe is shaped like a T, and while I see it somewhat in your first photo, it looks broken and is otherwise obscured by the window frame. I'd like to see it whole and free of any obstruction, if possible.

Finally, please tell me what the stamp printed on the metal channel reads.

You'll note that our balance installs using a screw, not a hook. What you can do is buy our 26-200 (sold separately) and plug it into the square hole where your old hook used to go. That will allow you to screw our S795-27 into the window normally.

I also see that your sash is missing it's tilt latch, based on that gap on the upper corner. We do sell tilt latches if you needed one. If you're interested, you can remove the one from the other side of the window and show us a photo of it by itself. I can use that to suggest a match.
