Andersen window

Hello! We can definitely help with these. The balance marked with "827" can be replaced by our 24-837 while the balance marked with "1227" can be replaced by our 24-1231.

Please note that these two balances are different sizes and are not meant to be used on the same window.

I actually think Tom may have misidentified your balances, at least partly. The two balances in your window I think are a closer match for our 24-R12-827 and 24-L8-1227. These are designed for Andersen cottage windows where the top and bottom sash are different heights. 

However, from the sash dimensions you gave (28-7/8" x 34-15/16"), your window has the top and bottom sash being the same size. Can you confirm that that's the case? If so, I would recommend the 24-1231. 

The window latch set you show would be 90-095.

Thanks for confirming. It definitely sounds like you have a cottage window, so go with our 24-L8-1227 and 24-R12-827 Andersen balances. These should work for you.
