Hello! We can definitely help with these. The balance marked with "827" can be replaced by our 24-837 while the balance marked with "1227" can be replaced by our 24-1231 .

Please note that these two balances are different sizes and are not meant to be used on the same window.

So they both came out of the same window which should I use and also l need a lock I also added a photo of the numbers on the window if that is any help the window measurements are 28 7/16 x 37 15/16 Thanks

I actually think Tom may have misidentified your balances, at least partly. The two balances in your window I think are a closer match for our 24-R12-827 and 24-L8-1227 . These are designed for Andersen cottage windows where the top and bottom sash are different heights. 

However, from the sash dimensions you gave (28-7/8" x 34-15/16"), your window has the top and bottom sash being the same size. Can you confirm that that's the case? If so, I would recommend the 24-1231 . 

The window latch set you show would be 90-095 .
