Broken lower piece of the American craftsman window

Hi, lower sash of my American craftsman window broke and it doesn't keep open any longer. I can open the window but it won't keep open with me putting something to hold it. Is there a way to fix it?

Hey there,

Thanks for posting! It appears your window framing is completely damaged, so you'll need to have the sash repaired by a local window shop before you can replace the hardware in the window. Unfortunately, there isn't anything for the pivot bar to attach to, which would leave you in the same predicament you're in currently.

Once you have the sash repaired, the balance assembly can be replaced with the 15-087 Coil Housing Pivot, which is compatible with the Series 180 Coil Balance. The coil is typically anchored to the window track using the 16-024 Mounting Bracket. 

I'm not able to tell whether the housing is stamped with a 6 or a 9, so you may need to weigh the sash to confirm. If is 12lbs, you'll need the S180-6; for an 18lb sash, you'll need the S180-9.

The pivot bar can be replaced with the 26-040 Pivot Bar.
