This window comes with the new build by Mattamy Homes in Ontario Canada year 2001. The weatherstrip is now brittle from the sun and I wonder if there is a part for that. Hello, The top part of the window keeps slipping down. Does that mean I should replace the spiral balances? Tilting window spiral balance, window dimensions 23 1/2 " ht x 30 1/2 " width. Pictures attached Thanks for your help. Best, Josh
