Need help on this window balance for replace?

House built in 1997 looks as if entire piece spring and track come as one asy. Windows are fixed uppers with tilt in bottoms. No manufacturer marking that I can find. Pic of sash lock also that I need.

Please find the picture of my window seal....the base extension is quite worn, but what is there measures 3/8" and the bulb measures 1/4". I will need approximately 48' of stripping. Please advise me of what weather stripping I need to purchase. Thank you very much

Hi, I called MW manufacturing (now PlyGem). They told me the awning window used Truth hardware and was dual arm. I need some help identifying exactly what operator (and I will probably buy a new handle, as well) I should buy. Thank you! Mel

Our sliding door no longer stays in place i.e. it drops. This metal piece (see photo), fell out. We are guessing it might be a pivot bar. The handle assembly is about 20 years old when the door was first installed over a period of time I'm pulling tugging pushing yanking kids mad people it finally gave way being that it's made of pot metal
