82-229 Mortise Lock With Pocket Trimplate

Hello! I'm looking for a replacement for the above pictured lock. The spring in the latch mechanism has broken, so the latch kind of just flops around. It still sort of works, but without the spring, you have to fish the latch out of the receptacle at times. Thanks! Mike

This mortise came out of a sliding glass door installed in 1998. The handles have "Sash Controls MI" stamped in the metal. The mortise has no markings that we can find. I would prefer to replace only the mortise if possible. Any advice would be welcome. Thank You!

Hi - Recently bought a house with a sliding door and the interior handle is broken and is missing the latch lever. The handle mounting screws are 3 15/16 inches apart. I'm trying to order the locking mechanism in the photo. I can't seem to locate it anywhere.

I do not know how to describe this. It was working fine, then one dday, the locking mechanism felt too easy to use. Two days later, the door latch (hook) would not extend out to lock the door.

From the pics I took I believe the replacement I need is a mortise and tenon unit. measurements of it are: length of handle part is 9.5 in., length of unit in door jam is 4 & 1/8in., corresponding part in the lock part of the handle is 5 & 5/8in.I'm a widow and can repair lots of things but ...
