I'm looking for a replacement locking door handle for my patio slider. The latch is a reverse which does not stay into the door frame, as it is worn out. Seems like the spring mechanism is spongy. Any idea on a replacement? The mounting screws ar about 5 in apart.

My window is a series 160 single hung swing out. What I need is the balance channels, window locks and the window tilt latches. Here are some photos of the parts and window frame.

Hello, The latch of my patio sliding door lock broke and I haven't been able to find the part to fix it or lock set that is that size, keyed on outside, and latch inside anywhere. PLEASE HELP!!!

The doors on this dresser are 12 pounds each and it came with two hinges on each door so I think I may need to go and add another hinge to each so they will last longer. They are offset 1/2 inch. Can you help me?

I see two options but neither is exact. One has the right dimensions but the retaining clip on the bottom does not match. The other matches the retaining clip but the other dimensions are not right.
