i have a broken door latch assembly for PSH 0397. the dead bolt works but the dang door handle bolt broke and locked the door in place. i had to disassembly another same as the broken one to figure out how to pull the handle bolt back and open the door. i have no idea the brand or age. Installed 40-049 mortise lockset on tenants storm door. She is complaining that the latch is "Catching" when turning the key. I experienced this yesterday when trying to fix. What can I do to resolve?

I have a Cole Sewell storm door and the handle won't move up or down and I actually got locked INSIDE my house. Will the 40-214 fit my door? I'm looking for a brushed nickel or stainless colored handle/lock replacement. It is 8 1/4" as pictured in the drawing for the 40-214.
