I need to find a replacement for this part to help guide the window balances

I have 30 yr old metal windows with spiral balances. A couple of them will open ok, but with such a loud sort of "sproing" spring sound that I don't open/close during the night for fear of waking neighbors. What do you recommend to lubricate the spiral springs in place? Is 3in1 ok? Silcone spray? Te ... (cont.)

This is a plastic piece that connects the window to the mechanism that closes the window. Part number on the broken piece is 31878. Do you have a replacement?

Hello. My windows are needing some TLC. They are slowly falling apart. Are any of these parts covered under warranty? Latches are breaking as shown and one of the rods that allow the window to go up and down and tilt out broke as it seems to me.
